The measurement standard is the contract
A bill of quantities measured to one standard will not reconcile against another, and a mismatch surfaces as a dispute halfway through a job. Listings state the standard where the author followed one, and the trade or scope it covers.
Sample rates are illustrative, never yours
Rates move with material prices, location and season. Where a workbook ships sample rates, treat them as placeholders showing how the formulas work, and replace every one with your own supplier quotes before you bid.
Never a real client's priced tender
A priced tender is commercially confidential and usually belongs to the contractor who paid for it. Sellers must ship their own workbook with invented figures. A file that arrives with a real project's name in it is a reason to open a dispute.
